Job Description

The Manager – Marketing & Sales Division is responsible for designing and executing marketing, leasing, and sales strategies to maximize occupancy and property sales rates. The role ensures strong market visibility, efficient lead conversion, and consistent brand positioning across all managed properties.

Key Responsibilities

1. Marketing Strategy & Campaign Management

  • Develop comprehensive marketing plans for managed properties.
  • Lead digital marketing campaigns (social media, online ads, SEO, email marketing).
  • Manage print materials, brochures, signage, and promotional events.
  • Monitor campaign performance and adjust strategies for better ROI.

2. Sales & Leasing Management

  • Set monthly and annual sales/leasing targets.
  • Develop structured sales pipelines and manage the lead-to-lease/sale conversion funnel.
  • Train and coach sales agents on modern sales techniques and negotiation skills.
  • Monitor occupancy rates and sales performance reports.

3. Market Research & Competitive Analysis

  • Conduct detailed market research on rental rates and property pricing.
  • Analyze competitors’ offerings and recommend pricing strategies.
  • Identify new market opportunities and emerging real estate trends.

4. Lead & CRM Management

  • Oversee CRM system operations and data accuracy.
  • Track leads from initial inquiry to final lease/sale agreement.
  • Improve customer relationship management processes.

5. Brand & Corporate Image Management

  • Ensure consistent branding across all platforms.
  • Maintain professional communication standards.
  • Strengthen GPM’s brand image in the market.

Required Qualifications & Experience

Education

Bachelor’s Degree in Marketing, Business Administration, Communications, or related field.

Experience

  • Minimum 5 years of experience in real estate marketing, sales, or leasing.
  • Proven expertise in digital marketing and lead generation strategies.
  • Experience managing teams and achieving sales targets.

Skills & Competencies

  • Strong leadership and team management skills.
  • Excellent negotiation and communication abilities.
  • Strong analytical and market research skills.
  • CRM management experience.
  • Results-oriented with strong performance tracking capability.
